When and how would you receive the rebate?
When Palomo & Associates represents you as your real estate agent, you will receive, upon the close of escrow, a Rebate Check or if you choose to, you can apply this credit toward the payment of your closing costs and or mortgage loan points (as allowed by your lender).
You could use your rebate to:
- Pay for or lower your closing costs.
- Or anything choose to because we will write you a check if you so prefer!
Terms and Conditions*
The Rebate is available only to buyers who close escrow/proceed to final settlement with Palomo & Associates, Inc. acting as their sole and exclusive agent in the purchase of real estate. The rebate is twenty percent (20%) of the cooperating broker commission actually received by Palomo & Associates, Inc. at the close of escrow/settlement for representing the buyer net of any allowances or other deductions by Palomo & Associates, Inc. related to the transaction. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission. Any such bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received by Palomo & Associates, Inc. and buyer is not entitled to a rebate on any bonus or other additional incentive monies paid to Palomo & Associates, Inc. over and above the cooperative broker commission. If within a 6 month period from the close of the initial escrow, the customer buys or sells real property through Palomo & Associates, Inc., the customer is eligible to receive either an additional rebate of five percent (5%) of Palomo & Associates, Inc.’s. commission for representing the customer as their buyers’ agent in the case of a purchase, or an additional one quarter of one percent (0.25%) reduction off of Palomo & Associates, Inc.’s listing commission in case of a sale. The additional rebate or commission reduction will be applied to the second of the two transactions at the close escrow or proceed to final settlement. Contact your Palomo & Associates, Inc. Agent for additional details. The amount of the cooperating broker commission received will vary on individual properties. The rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement. In the case of an IRC §1031 Tax Deferred Exchange ("Exchange"), the party named as the "buyer or borrower" is the Qualified Intermediary (the "Exchange Company") and the rebate will be paid or credited to the Exchange Company for the benefit of the party conducting the exchange (the "Exchanger"). All buyers, or in the case of any Exchange, the Exchanger must sign a Rebate Agreement before any rebate will be issued. This rebate program is only available as permitted under CA state and federal law and when not otherwise prohibited by the buyer's lender(s). There may be tax consequences to the rebate.
